Commercial Geothermal Heating and Cooling for Dallas Businesses

Ground-source systems for offices, medical campuses, schools, and mixed-use developments — designed around Dallas's commercial corridors.

Dallas's commercial real estate stretches from the office towers of the Downtown core out to the Design District's converted warehouses, the institutional campuses of the Medical District, and the creative studios of Deep Ellum. Each of those markets faces the same pressure: energy costs and sustainability commitments that keep climbing. Atlas Geothermal designs, installs, and maintains commercial ground-source geothermal systems for Dallas businesses — offices, medical and institutional buildings, schools, and mixed-use developments — using the earth's stable underground temperature to handle heating and cooling more efficiently than conventional rooftop or chiller-based systems.

Built Around Dallas's Commercial Corridors

We plan every commercial installation around the districts and highways that define Dallas's business landscape. Downtown Dallas, the region's largest employment center with over 135,000 daytime workers, sits inside a highway loop formed by I-35E (Stemmons Freeway) to the west, I-30 to the south, I-45 to the east, and US 75 (Central Expressway) to the north. Just outside that loop, Uptown and Victory Park extend the office and mixed-use footprint north, while the Design District, bordered by I-35E, has converted its old warehouse stock into showrooms, studios, and restaurants.

Northwest of downtown off I-35E and Harry Hines Boulevard sits the Dallas Medical District — home to UT Southwestern Medical Center, Children's Medical Center, and Parkland Hospital — a cluster of large institutional campuses where the scale and steady operating hours make geothermal loop fields a particularly good fit. East of downtown, Deep Ellum and the Cedars District south of I-30 round out the mix of creative, retail, and redevelopment projects we've worked with.

Where Commercial Geothermal Makes the Most Sense

Ground-source systems aren't a fit for every building type — a single downtown high-rise on a tight lot has real constraints on loop field space. Where commercial geothermal performs best is in low- and mid-rise office buildings, schools, medical and institutional campuses, multi-building developments, and retail or mixed-use properties with enough surrounding land (or the ability to drill vertically) to support a loop field sized to the building's load. We evaluate that fit as the first step of any commercial project, rather than assuming it upfront.

The Efficiency Case

Why the Numbers Work for Dallas Commercial Buildings

25–50%

Less electricity used compared to conventional systems, according to the EPA.

300–500%

Heating efficiency range for well-designed commercial geothermal systems.

~60°F

Stable ground temperature year-round — no fighting 100°F summers or winter freezes.

Because ground temperature stays relatively stable year-round, a geothermal system exchanges heat with mid-60s earth instead of fighting a 100°F Dallas summer or a hard winter freeze. For a large commercial building running HVAC on a near-continuous schedule, that efficiency gap compounds into meaningful annual savings. It also lines up with the goals in Dallas's own Comprehensive Environmental and Climate Action Plan (CECAP), adopted by the City Council in 2020, which specifically targets building energy efficiency as a major lever for reducing the city's greenhouse gas emissions.

Commercial Geothermal Incentives Are in a Different Position Than Residential

If you've researched geothermal tax credits recently, it's worth being precise about which program applies to your project, because commercial and residential are no longer on the same footing. The 30% federal residential credit (Section 25D) was eliminated for homes under the One Big Beautiful Bill Act, effective for any system placed in service after December 31, 2025.

The commercial federal credit is a different story. Geothermal heat pumps kept their eligibility under the Section 48 Investment Tax Credit, with a 6% base rate that can scale up to 30% with prevailing wage, domestic content, or energy community bonuses — and that credit remains in place through 2032, unlike several other clean energy technologies that were phased back under the same law. Tax-exempt entities, along with state, local, and tribal governments, can also access this benefit through direct pay.

This makes now a genuinely good time for Dallas businesses, schools, and institutions to evaluate a commercial geothermal project. As always, confirm your specific eligibility with a tax professional — we can provide the equipment and installation documentation needed to support a Section 48 claim, but we aren't tax advisors.

A Clear Path Forward

Our Commercial Process

  1. 1

    Feasibility and site assessment.

We evaluate available land, soil and geology, and your building's heating and cooling load to determine whether a loop field can be sized to fit your site.

  2. 2

    System design and installation.

We design the loop field (horizontal, vertical, or a hybrid depending on your site) and indoor equipment to match your building's actual demand, coordinating permitting and construction phasing to minimize disruption to occupied space.

  3. 3

    Ongoing maintenance and support.

Commercial systems get scheduled maintenance to keep performance and efficiency on track for the life of the equipment.
